APPROVALS & LIAISON
The permission to build.
Most architects in Mumbai design. Fewer will sit across the table at the Municipal Corporation until the file moves. IOD, CC and Occupation Certificate obtained for multi-storeyed commercial and residential buildings, with the NOCs in between — BMC and MIDC.

ENGINEERING
What holds the drawing up.
Fellow of the Institute of Engineers, India. The structural, services and site realities that decide whether a design can actually be built — carried alongside the architecture rather than handed away, so the drawing and the building stay the same thing.

PROJECT MANAGEMENT
Where the drawing meets the site.
More than forty Indian cities. More than fifty retail stores completed in a single month. Roughly 12,000 sq ft of retail delivered every month at peak, with centralised purchasing, vendor development and national logistics behind it.

INTERIOR DESIGN
Character, function, and the detail that joins them.
Interiors shaped through the relationship between materials, furniture, light and everyday use. Fifteen thousand square feet of apartment interiors across Worli, Chembur, Marine Drive, Juhu and Byculla. An 18,000 sq ft house in Delhi appointed in the Art Nouveau style. Furniture and millwork for the Tata Medical Center in Kolkata, for Cannon Design.

THE APPROVAL PATH
From ideation to interacting with the realm.
Approval drawings
Design developed to the drawing standard the Corporation requires, not the standard a client is shown.
IOD
Intimation of Disapproval. Despite the name this is the beginning — the conditions to be met before work may commence.
The NOCs
Fire, tree authority, traffic, storm water, sewerage, hydraulic engineering, environment. Each a separate department.
CC
Commencement Certificate. Conditions met, work may begin. Further certificates follow as the building rises.
Supervision
Site supervision, contractor coordination and cost control. The drawings meet the concrete.
OC
Occupation Certificate. Where projects stall, and where twenty-five years of knowing the departments pays for itself. Obtained in Govandi.
Rehabilitation
Slum rehabilitation carries its own approval track, its own authority and its own social complexity. Asalpha Village.
